Urgent Maintenance: When unexpected problems arise that need an immediate solution SMG offer an Urgent Service – guaranteeing a response within 24 hours.
Planned Maintenance: Rented properties like all homes need regular care and attention – re-decorating, upgrades or renovations. Projects are costed and programmed into a plan of works, which can be scheduled to suit both landlords and tenants and ensure that Health and Safety and commercial interests are managed.
Legal obligations: Electrical periodical inspections, gas landlords certificates, boiler emergency call-outs, servicing and replacement.

Contract Agreements

Many Letting Agents contract the services of SMG, gaining favorable rates and guaranteed response times. Contracts are negotiated to suit the size/nature of the portfolio.
– Fixed Call Out fee includes 1 hour of work within a
radius of 5 miles of the local city of contract
– Works up to a previously agreed amount are undertaken per call out. If work required exceeds this limit we advise costs and provide a quote.
– SMG endeavor to contact the tenant/owner of each property within 24 hours or immediately in case of emergencies (burst pipes, A/C problems, etc.)
– For any refurbishments (small or large) we provide a free quotation with a detailed breakdown
– All tradesmen working for SMG have full liability insurance.
